Miami real estate, handled by someone who has seen every way a deal can go wrong.

I'm Yasel Delgado — Realtor® and Broker Associate with Trexy International Realty, Inc. Twenty-four years selling South Florida real estate, plus nine years as a licensed mortgage broker, which means I catch the financing problems that sink most deals long before closing day.

How I help

Buying, selling, and the parts nobody warns you about

Most transactions do not fall apart because someone changed their mind. They fall apart over appraisals, permits, association documents, and financing. That is the part I watch closest.

1

Buying a home

From pre-approval strategy through closing — including the neighborhood-level pricing reality that keeps you from overpaying in a market you don't know yet.

2

Selling a home

Accurate pricing from comparable sales that actually apply to your property, preparation advice that pays for itself, and negotiation that protects your bottom line.

3

New construction

Builder contracts are written to protect the builder. Having representation review yours before you sign costs you nothing and can save you a great deal.

Why the mortgage background matters

Nine years on the lending side changes how a deal gets structured

From 2002 to 2009 I was a licensed mortgage broker. That period covered one of the most volatile lending environments in modern American history, and it taught me exactly how an approval comes apart.

In practice, it means I can look at an offer and see the financing risk in it — a light appraisal, an unpermitted addition, a condo association that won't pass underwriting, a debt-to-income ratio that won't survive one more inquiry. Catching those early is the difference between a closing and a lost deposit.

  • Structuring offers that survive underwriting, not just win the bid
  • Spotting appraisal and permit problems before they become deal-breakers
  • Coordinating a sale and a purchase without carrying two mortgages
