Selling Your Home in South Florida

Pricing is the whole game. Everything else is execution.

The first three weeks decide the outcome

A property gets its most attention in the first two to three weeks on the market. That is when the buyers who have been watching for something like yours see it, and it is when your listing is competing at its strongest.

Price it correctly and you use that window. Price it too high and you spend that window proving the price is too high — after which the same property comes back to the market with accumulated days on market working against it, and typically sells for less than an accurate initial price would have produced.

So when I bring you a number, I bring the comparable sales behind it. If it is lower than you hoped, I will say so plainly rather than win the listing with a number I do not believe.

Free comparative market analysis

A written valuation based on recent comparable sales in your immediate area, current competing inventory, and your property's specific condition and features — plus an estimate of your net proceeds after costs.

The process

From valuation to closing

  1. Comparative market analysis

We review recent comparable sales, what is currently on the market, and what your property offers relative to both. You get a written valuation and a net-proceeds estimate.

  2. Preparation strategy

Specific, prioritized recommendations — what genuinely affects buyer perception and what is a waste of money on your particular property.

  3. Resolve documentation early

Permits, surveys, association documents, and any known defects get sorted before listing. Problems found in week one are manageable; the same problems found during a buyer's inspection cost you leverage.

  4. Marketing and launch

Professional photography, a listing description written to sell rather than to list features, and MLS syndication so your property reaches the portals buyers actually use.

  5. Showings and offers

I evaluate every offer on more than price — buyer qualification, financing type, contingencies, and closing timeline all determine whether an offer will actually close.

  6. Negotiation

Price, repairs, credits, and timing. Including the second negotiation most sellers forget about: the one that happens after the inspection report comes back.

  7. Appraisal to closing

I track the buyer's financing milestones so a problem on their side does not become a surprise on yours two days before closing.

Seller FAQ

What sellers ask me first

How do you determine what my home is worth?

Through a comparative market analysis: recent comparable sales in your immediate area, adjusted for condition, size, lot, and features, plus what is currently competing with you on the market. I show you the comparable sales I used so you can judge the reasoning yourself.

What does it cost to sell a home in Florida?

Typical seller costs include the agreed brokerage compensation, documentary stamp taxes, title-related charges depending on local custom, any agreed repairs or credits, and payoff of existing liens. I provide a written net-proceeds estimate before you list so there are no surprises at closing.

Should I renovate before selling?

Usually not extensively. Most large renovations do not return their cost at sale. Cleaning, decluttering, paint, landscaping, and fixing obvious deferred maintenance almost always pay for themselves. I will tell you specifically what is worth doing on your property and what is not.

What if my home has unpermitted work?

It needs to be addressed, not hidden — Florida sellers have disclosure obligations, and unpermitted work surfaces during appraisal and inspection anyway. Depending on the situation the options are closing out the permit, pricing accordingly, or marketing to cash buyers. We decide the strategy before listing.

How long will it take to sell?

It depends far more on pricing than on the market. Correctly priced properties in good condition move; overpriced ones sit, go stale, and typically end up selling for less than they would have with an accurate initial price.
