Twenty-four years, and a decade of it spent inside the lending side
I have been working in South Florida real estate for more than 24 years, with a 27-year track record in high-level sales overall. But the part of my background that tends to matter most to clients is the part that is not strictly real estate: from 2002 to 2009 I was a licensed mortgage broker.
Those years covered the run-up and collapse of one of the most consequential lending cycles in American history. I watched approvals get written that never should have been written, and I watched what happened to the families in them. It permanently changed how I look at a transaction. When I structure an offer now, I am thinking about whether it will survive underwriting — not just whether it will win the bid.
What I actually do differently
Most real estate transactions that collapse do not collapse because a buyer got cold feet. They collapse over an appraisal that came in below contract, an addition that was never permitted, a condo association whose reserves won't pass underwriting, or a borrower whose ratios shifted between pre-approval and closing.
Those are lending problems wearing real estate clothing. Having spent nine years on the other side of that desk, I can usually see them forming early enough to do something about them — restructure the offer, address the permit, order the right documents, or advise a client to walk before they are financially committed.
I will also tell you when I think you are wrong about a number. If you want to list at a price the comparable sales do not support, I will show you the comps and say so directly. I would rather have an uncomfortable conversation in week one than watch a listing sit for four months and sell for less than it would have.
