My commitment

Yasel Delgado, PA is committed to making this website accessible to the widest possible audience, including people with disabilities. Access to housing information is not a convenience — it is a civil rights matter, and I take it seriously as both a Realtor® and a business owner.

This site is built to follow the Web Content Accessibility Guidelines (WCAG) 2.1, Level AA, which is the standard most commonly applied to business websites in the United States under the Americans with Disabilities Act (ADA).

Conformance status

This website substantially conforms with WCAG 2.1 Level AA. "Substantially conforms" means the site was built and tested against those criteria and meets them across its pages, while acknowledging that accessibility is ongoing work and that no site can be guaranteed perfect for every user, browser, and assistive technology combination.

I am not claiming a formal third-party certification. I am telling you what was actually done, where the known gaps are, and how to reach a human if something does not work for you.

What has been done

Color contrast. Every text and background pairing on this site was measured against the WCAG AA thresholds (4.5:1 for normal text, 3:1 for large text). Colors that fell short were darkened until they passed.
Keyboard access. The entire site can be operated without a mouse. Every link, button, menu, and form field is reachable by keyboard and shows a clearly visible focus outline, so you can always see where you are.
Skip navigation. A "Skip to content" link is the first thing keyboard and screen reader users reach, so you can bypass the menu on every page.
Screen reader support. Pages use proper landmarks and a logical heading structure (one main heading per page, in order), so screen reader users can navigate by headings and regions rather than reading everything top to bottom.
Images. Every image carries alternative text. Purely decorative graphics are hidden from screen readers so they do not create noise.
Forms. Every field has a visible, properly associated label, and status messages are announced to screen readers.
Text sizing and zoom. Text is sized in relative units and the layout reflows without breaking or requiring horizontal scrolling when you zoom in or enlarge text.
Reduced motion. If your device is set to reduce motion, animations and smooth scrolling are turned off automatically.
Plain, descriptive links. Links describe where they go rather than saying "click here," which matters when a screen reader lists links out of context.
Mobile and responsive. The site is usable at small screen sizes and with a variety of input methods.

Known limitations

Being straightforward about the gaps is more useful than claiming there are none:

The property search is a third-party system. The "Property Search" link takes you to the MLS-powered search on MiamiCasasForSale.com, which runs on software provided by a third-party vendor. I do not control that platform's code and cannot guarantee its accessibility. If you have difficulty using the property search, call me at 305-349-3601 and I will personally run the search for you and send you the results in whatever format works best for you — by phone, email, large print, or plain text.
MLS listing content. Property descriptions and photographs come from the MLS and are written by the listing brokerages. I cannot edit their alternative text or descriptions, but I can describe any property to you directly.
Third-party platforms. Links to Facebook, Instagram, and LinkedIn lead to services governed by their own accessibility practices.
The embedded map. The map on the contact page is supplied by Google Maps and its accessibility is governed by Google, not by me. The office address is also written out as plain text next to it, and a "Get Directions" link is provided, so you never need to interact with the map itself to get the information.
Documents. Any PDF or document shared during a transaction may originate from a lender, title company, or brokerage. Ask me and I will obtain an accessible version or read the contents to you.

Reporting an accessibility problem

If you run into a barrier on this site, I want to know. Please tell me:

The page address (URL) where the problem occurred
What you were trying to do
What went wrong
The device, browser, and any assistive technology you were using, if you know it

I aim to acknowledge accessibility reports within 7 business days and to resolve confirmed barriers promptly. If a fix will take longer, I will tell you why and give you an alternative way to get the information in the meantime.

Fair housing

I conduct business in accordance with the federal Fair Housing Act and all applicable state and local fair housing laws. I do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other class protected under applicable law. Reasonable accommodations for people with disabilities are available on request throughout the buying and selling process.

Assessment and maintenance

This site was evaluated by internal review against the WCAG 2.1 Level AA success criteria, including automated color-contrast measurement of every text and background pairing, keyboard-only navigation testing, and markup validation. Accessibility is reviewed when the site is updated.
